How did the parking lot get separated from the actual building on the deed? That's nuts! I want more info to see how this goes.

If the house has an alarm set it to just go off the moment someone opens anything. Also cameras are great. You could even just install a game camera by the door outside so you catch him actually breaking in.

These always look good for tenants in the beginning, but then the quality of housing drops as the rest of the economy inflates. If they can only raise rent 3% but then the cost of maintenance or repairs goes up 4% then the quality of work that the tenants gets declines and each year it slowly gets worse and worse. 

If you got property there just sell it and come to AZ we have good laws and low taxes.

I'm in AZ where a lot of this stuff is going down. It's crazy to see them pay so much then sell for so little. It's annoying when trying to figure comps in a neighborhood with a lot of zillow deals, because I've noticed a lot of times when people see a zillow sign in their neighborhood that's who they call to sell. 

At the end of the day. It's just not what zillow does and it just didn't make sense for them to burn that much cash to get to the level they needed in order to get the volume to control the market.

A ton of mentors will try and get you to pay them and they and they usually aren't the best. Their motivation is to simply get your money. I've found from my experience and the experience of a few of my colleagues if you can find a way to both have skin in the game it's the best. So if you want to do a deal find a way to get skin in the game on a more experienced investors project. Maybe help them acquire the deal or help with the work. If they have a financial interest in the deal then they will put more effort into it and you will learn first hand how to do business. A teacher can only give you a framework and can't account for all the different situations that may arise. Once they give their lecture they are done with you.
