I actually got one of my first deals as a wholesaler off of a bandit sign. I didn't want to use them, because personally I think they're tacky. Then I had an opportunity to get 100 of them of them for $100 so I figured I'd at least try. I put up 10 of them and got a deal. I couldn't believe it. I used the money to move to other lead sources. I do feel like that deal I got off of just having 10 signs up was dumb luck though, because I put up the other 90 and nothing other than a few calls from angry neighbors and one from the town. 

I prefer to find clients through other methods. Also I'm a licensed agent now and bandit signs could get me in a lot of trouble.

Probably the best benefit of serving is the VA loan. I loved using mine and watching my home value grow on something where I put no money down. I've helped a ton of other vets use their VA loan and basically built my business around that. That being said I have plenty of experience with them and helping vets do house hacks and would be happy to answer any specific questions you have about them and how to use them. If you really are going to wait I'd start making sure your credit and income are good so that you get the best rates. Also if you are just getting out and you have a VA disability claim in the works I suggest you use the VFW or DAV since a disability rating can get your funding fee waived and they'll count anything the VA is paying you as income when figuring loan amounts. It depends so much on your local area. The big people on tv will give a generalization of what they think that will get ratings. For example if the market is slow that day and that will get ratings.... guess what the headlines will be..... It depends so much on the area you are in and even the price point. For example I'm in AZ and I might see homes over $1.5M taking longer to sell than they did a month ago but just down the street in Mesa I'll see $400k houses going immediately still. So for me I'd have to say it depends on the part of town and the price point you're targeting.

Rental rates have been steadily increasing in the area. Not as much as the purchase prices lately but they typically balance out.

That's rough. If you decide on a case by case situation you open yourself to a lawsuit. If you accept this guy but not another who committed the same crime. Circumstances of the crime committed be totally different but on paper they're the same. So this guy was defending his sister and you could be totally cool with him, but now you have to accept convicted murderers and not all are the same (plus... it's murder). Is that something you want to open yourself to?
