This house is located in the Waters Edge neighborhood which is real inviting with a lake. It is less than 5 minutes to Fort Bragg making it really inviting to soldiers and contractors who work on base. We have already received inquires from prospective tenants at $950 We hold the contract and can assign it to you. It has one cracked window and a stain on the ceiling where the was a leak that has been repaired. Message me for details.

Fayetteville, NC or other military towns. military towns have a high demand for rentals since the people there are moving every few years. Ya they'll move every few years, but there will always be a demand. There is always money coming in because you have a bunch of government workers receiving paychecks every 2 weeks. Other towns might have factories or other industry that keeps them alive, but they move. Look at GM closing plants... what will happen to those towns now? Military towns or other towns with large government organizations have money coming in and stability. Like it or not they're paid for by taxes from all across the country. Why not tap into that?

Meet some local investors. A lot of times a local investor will have a rental they want to sell. Also talk to local wholesalers they will have properties available or know where to go find one for you. Also drive for dollars and look for distressed homes you can put a little money in and turn into a rental. Another option is to pull a list of absentee owners and snag a rental with a tenant already in place. Realtors are good, but often don't know what you're looking for. Look for a realtor with investments of their own.

I am a wholesaler in Fayetteville, NC which is a town made mostly of veterans both active duty and retired. The majority of the homes purchased here are done so with VA loans, but the downside is after 3 years at a station the Army can move you to a different station leaving lots of servicemen with negative or no equity in their homes thanks to no down payment. This creates situations where they sell at a loss or become landlords out of desperation. I am looking to start assuming loans/ subject to buying these houses since the majority would cash flow day one. What disclosures do you bring up to sellers when presenting offers like this and what should I be doing to make sure I protect myself? Also how do you evaluate the numbers on a subject to? What are red flags you look for? What about any issues when wholesaling that contract? I feel this could be an extremely valuable tool for my market and really open the doors up to some potentially great deals.

I take my lists and start with an RVM and mark everyone off that responds and how they respond (for follow up purposes). People who call back and are wanting to sell usually are pretty motivated. Then everyone I didn't get a response from I cold call at a later date usually 1 week later. Once again I mark off everyone and their response. Then the people who I still haven't made contact with get a letter. That way I start out cheap and then start spending more time and money to get them. Also one thing I always do after I skiptrace a list is I plug it into a facebook audience so that they start getting targeted ads. Make sure that no matter how you get ahold of them you find a way to follow up with them. I like text and email drip campaigns as a form of follow up mailchimp and skipio are good for that.

I don't have rentals, but I work with people who do. One guy owns the property management company that manages his properties, and he makes it a point to not let the tenants know he owns the property. He and too many other landlords I work with have made the mistake of befriending a tenant and it opens the door to them walking on you. It's a business. When I sell or buy a house from someone I like to send a gift card to a good local restaurant so that they remember me and come back or give me referrals. If the gift won't somehow generate income why do it?
