I’m looking to expand my onlIne lead generation to an actual website for my company and not just Craigslist and Facebook. Is there a web host or certain online service provider you would recommend for getting motivated sellers to enter their info so I can follow up with them as well as put them on email campaign?

I live in the Fayetteville area and I would not worry about there being lots of rentals on the market. The on post housing is not that good which drives a lot of the soldiers to off post rentals. New soldiers show up everyday and need a place to rent. Just make sure the house is acceptable and you'll find a tenant.

@Bridget Smith-Osbourne find out what unit he is in and google their “staff duty” call that number and tell them the tenant name and that they are not paying rent. That’ll solve the problem. The staff dut is open 24 hours and they’ll sort it out by getting his chain of command involved.

I'm just starting out and am looking for a good contract I can use to purchase properties as well as assign them if I decide to wholesale the property. Has anyone used the contract that is here on BP or have a different one that they prefer to use? I'm in NC if that makes a difference. Thanks in advance for any help.

The struggle is real. I have been working with my spouse and it has benn slowly but surely working. You just have to make sure they understand the benefits, and they'll want to go along.

I'm starting out in REI and am need of an agent who can help me both buy and sell properties. Does anyone have recommendations for an or is an agent that can provide me with good comps going into a deal to help me analyze a deal as well as be good enough to sell a property in a timely manner? My whole business would hinge off of this agent being good at their job and being able to sell a property fast and for the right amount. They need to understand that the faster they sell the faster I can provide deals.

I'm new to REI and one of the things that bothers me is not knowing if I'm getting a good deal from a lender. Starting out I kind of feel like beggars can't be choosers, but at the same time I'm not here to get taken advantage of. I'm active duty military in Fayetteville, NC and there are plenty of scammers here looking for guys like me. My question is what do you like to pay for money you have borrowed, and what do you consider to be too much? Also what factors do you believe help you to lower what you pay to a lender? Does anyone recommend a lender? Do you prefer to stick with lenders in your area or do you reach out across state lines to people you've never sat down face to face with?
