You should go to the deal maker sessions. They're in raleigh but you'll meet investors and people selling deals in the surrounding areas. It's a great opportunity to network. I've presented a deal there before and met  a lot of people I wouldn't have met otherwise that were interested in my market.   

I’ll have to check this out. I think Alexander buys houses in the market I work. Most of my buyers are out of state.

This cashflow rental is located In Fayetteveille, North Carolina close to Fort Bragg. It could be flipped, but would do much better as a rental for a few years and then flipped, because the neighborhood is on the rise and being restored thus raising the property values making it better to hold onto for a little while first. Some of the repairs necessary to make it rent ready would be putting a floor in the kitchen and laundry room and putting new carpet in the bedrooms. The house also needs a new AC unit, but the duct work is all in good condition. The house also needs repairs on the garage door and drywall repair in the garage. The house has beautiful hardwood floors in the living room and hallways as well.  The House has a new roof!

He needs to let the guy go. He doesn't want to be a landlord anymore hence he's selling the house. He won't sell it with a unicorn man in the house. The seller needs to get his head on straight and let the tenant go.

@Nicholas Gray not gonna lie this hurts. You have my dream degree. I just recently decided I’m going to build my rental portfolio so I can get passive income and afford to support my family and use my GI bill I had to work for to pay for school. When wholesaling I talk to lots of people with great degrees like yours, because they can afford the deals. Maybe it’s just where you’re working and not the field you’re working in. With your credentials you can afford to do what you do and still call the shots on great deals.

The name of this post was too juicy not to say anything! There are multifamily units all over town. THe trick is getting them at the right price. If you're willing to pay $50k a unit you will have no trouble, but the real gems are less ($30k range) and they're worth the hunt.

@Alina Beryh tell the contractors you’re buying the house and need to make sure it’s a good deal, and that you’re looking for a contractor so that the moment you buy you can start rehabbing.
