Fayetteville, Fayetteville and Fayetteville. It's a military town so there are always renters (over 50% of the town). Military members don't want to buy since they can be required to move for work. That can scare some people, but the army doesn't like to move people unless they can keep them there for at least 3 years so you don't have to worry about them moving in and being sent away quickly. There's also a few colleges to provide renters in parts of town. Houses are cheap as well.

If they aren't interested in selling there house ask if they know anyone who is and offer them a referral fee if a friend of theirs sells you their house.

Stay consistent. There's lots of strategies pick one of two and go all out, and you'll get something done. I haven't done many deals since I've been in the army the past 5 years and doing army and real estate is quite the time consuming combo. Make sure to go to meetups and talk to people, because if you grow your contacts you'll grow your net worth.

Try wholesaling on the side. it was a little bit of a slow start for me, but now I make more wholesaling part time. If I would have just jumped into wholesaling full time without my normal job I would've starved the first month. Also look at every deal and see if you can just flip it yourself and make all the money. I will be quitting my normal job in January, but I will have a bunch saved up by then as a fall back just in case. At the end of the day you're investing and there will be risk so be prepared.

FInd out what you can get with a laon and do the BRRR method to add value and then make even more money to go get more houses. I wish I was in that position myself that's what I'm currently working towards.
