There are a few big companies coming to the area. It's great! As far as how to prepare for it I recommend buy and hold. The towns in the whole phoenix area tend to grow outward until they run into another town and become land locked then you'll see the town start allowing more multi family units. Gilbert is a great example of this. I have been gathering info on who is coming and how many jobs they're going to add and then I try and figure out what areas will have the highest population density increase and then buy. The problem is there are so many people moving here and so many new companies it's hard to process all the data.

Awesome buy! That's in my neck of the woods. Mesa definitely needs a lot of it's multi family units restored to value.

Probably won't affect the appraisal much. What they can have an effect on is the saleabilty of the property later on if they are an eyesore so it really depends on how they look and also that they are functioning as intended and not hanging down or exposing what they're meant to hide.
I'd take a look at comps in the area and see totally renovated kitchen vs sorta renovated ones and see how they differ in price and days on market. I'd be happy to send some over if you need.

Most title companies can handle that. I'd look for one close by to the property for convenience. I typically use Great American Title.

The contractors are definitely busy right now in the area. It seems like right now the best thing is to find the contractors then the house since that's where the difficulty is right now.
