@Mary Peacock as someone who has personally dealt with water and flood issues in Savannah, I would consider not doing the deal if the only exit strategy for profit is STVR. Is it a french drain or sump pumps being put in? There's never a great solution to that stuff, some areas are just 'low' and the moisture is always a hard issue to deal with long term as well

@Jacqueline Torres If it's in the city, you need to have a permit which are hard to get. I would reach out to some local realtors that know the regulations. The Chelsea Phillips group does a lot of STVR investor deals

Tybee is a tough little sub market. Look up and join the two Savannah real estate investors facebook pages. You'll get better info there if you post or search past tybee posts. A lot of investors are steering away from tybee on the stvr side because of a tough city to deal with, but might not be an issue for you if you're going long term. That being said it's hard to cash flow or even break when the properties sell for vacation destination values and you go the long term renter route. Best of luck

Try Classic Insurance Group in Pensacola. If not them then NREIG is usually good for flips. A lot of investors in FL and the panhandle area are having difficulties insuring properties as more and more providers are exiting the markets here. Hopefully you don't run into this issue.
