Stephanie Irto I would easily do that first. But that's my biggest difficulty is being so far away, it limits me but doesn't stop me. Which is why I was thinking just going for a lender

Tom S. Do you think hard money lenders would be comfortable lending if there is no money down? I've heard that they like to see some skin in the game

Andrew Syrios I like the idea of finding some private investors because it will help getting to know some and develop relationships with. And we're definitely doing some work. My partner and I are both contractors who are in the Air Force so we know what it takes to rehab.

Tom S. I'll produce results, I'm just not sure where I could start to get that money needed for the down payment, closing costs, appraisals, contractors, materials, etc.

Tom S. It does! Thanks for your reply, would you recommend getting an investor on board and see if they'll cover the house and rehab? I may look into wholesaling but I don't live in the states so I'm not sure if that's possible from this far away?

@John Thedford I would love to, however I currently don't live in Florida. I currently live in Japan, so I'm a little ways away. However my partner currently lives there so I'll be sure to let him know where thats at.

Looking for all possible lenders and experienced real estate investors in the central Florida area! Me and my partner are starting to flip houses together in the Florida area with a partnership. However we don't have the cash on hand right now to put towards buying a house. So we were trying to find the most creative ways to do so without us putting cash into the deal. I came up with the idea of seller financing? I don't mind putting materials that I buy or paying contractors with a credit card if I have to. But finding a way to get that covered with the house would be great as well. I'm open to all ideas and really want to get this started. Thank you for any advice on the topic! Cheers, Dylan
