Hi Slaven, happy to share my insurance broker info. Although my property in Miami is not in a flood zone, her quote was still much better than other brokers I spoke with.

Go big or go home! :D NYC is a great market. Just make sure you work with a team of agent/lender/attorney who have done this already. It's all about numbers at the end of the day regardless of the market. Happy to share my 203k contacts if needed. Good luck!

Hi Yehiel, I came from the same background of being a real estate market analyst and leasing agent in NYC. And I'll tell you that you have a HUGE advantage among other real state agents. Data driven and research and investor friendly agents are always reach higher levels in the industry.

I never interviewed big name companies, and I'm glad I didn't. I joined a small brokerage but quickly switched to joining a team. And that was the best decision I've ever made. Personal training, access to useful platforms, 24/7 support and advise - they became my real estate family. 

Now I run my own team at an internarial company that is very agent- and team-oriented. Wouldn't go with big name companies. There is literally no reason for it unless you want to be a part of a cult and use their name (instead of establishing your name and brand) to get into door.

Hi Elisa, people on coop boards can be weird out by anything and without explanation. We had buyer clients whose coop applications have been rejected for absolutely no reason, so just be prepared and don't take it personally. 

Yes, they will review your financials and all current assets. But they also provided their financials when they purchased their units. I wouldn't necessarily be uncomfortable with that (I would actually be so proud haha) since coops are community-based complexes so their primarily reason for checking the background and financials is to make sure all their neighbors are in a good standing.

Interesting perspective!

What about depreciation of the older buildings with growing new inventory and lots of new construction to be delivered ibn 2024-2026?

Second, upcoming assessments towards building renovations can kill the cash flow within a second. How smaller investors can handle this in the future? Even if they decide to sell before the assessment hits, good buyers agents will always request minutes or management to disclose any assessment discussions.

Third, there is more and more rental buildings in Miami that can be as affordable as old / smaller condos. How do small investors compete with big buildings that can easily decrease their rents or offer incentives if the economy slows down?

Also, what areas in Miami are we exactly talking about here? These questions are simply based on my curiosity.

Hey @Desmond Haylett, Brighton Beach is in high demand BUT for the right price just like in any other area. Brighton is known to be very community oriented, so people tend to stay locally long term.
