Hi Rahul, where in NJ are you looking? In NJ, property taxes can be high, so you want to focus on areas with lower taxes. Also, you would want to occupy smaller unit and rent out larger unit for better rent roll. Are you looking for the tenant to cover your mortgage expense completely? That might not be possible in NJ market but it will mostly covered with the right property.

Hi Carlo, I personally think it's always a good idea to sign a long-term lease over a 12-month lease, especially with a good qualified tenant. No vacancy expense for 2-3 years (that includes vacancy, possible broker fee, unit update after move-out etc). Just make sure you protect yourself with that 30-60 day move out term.

Hi Kevin, it is a good time to buy now since the demand is low and prices are more negotiable. I'd go with smaller multifamilies for now. If you have enough savings for 5% down, I'd recommend to keep the current condo as a rental and start exploring multifamilies.

I use Digisign. I created templates that I use all the time without wasting time on filling the forms out. And you can also edit docs inside the software, send reminders to those who didn't sign yet etc. Works for me

Based on your tagged location, I see you're in NYC. Make sure you watch the videos and read BP discussions related to NYC market if this is where you want to buy your investment properties. NYC is a totally and completely different market, and a lot of rules and calculations don't apply here.
