I have been learning so much from the BP community that I'm starting to notice all the errors in my previous forums. I've been a bit selfish. I keep talking about everything "I" want, but, haven't said anything about what everyone else wants. I'm noticing these errors and feel slightly terrible inside, yet, I also feel better knowing that as I write this, I'm correcting myself and learning from myself. I don't mean be selfish intentionally. It's just that once your break that previous knowledge barrier you once had, taking any and all information you can becomes a habit.
Has anyone noticed how their forums changed with time on BP?
The first thing I must give to BPer's is, gratitude. Don't worry, that's not the only I have to offer. Its a privilege for me to be here, never would it be the other way around. The Bigger Pockets community has taught me so much in a week. I read the forums, blogs, podcasts, success stories, etc. This obsession is awesome...
I will return the favor.

Post: GRANTS... How would that work for a new investor?

I keep coming across these forums from people saying they invested with government grants or real estate grants. How exactly would that work? I'm just thinking, if this is true I can start right now. Get a duplex or four-plex and put it up for rent. But then again, I'm a realtor who just started this career. With no proof of steady income. Who would lend that kind of money to a 20-year-old college sophomore?

@Account Closed Yes, have my license active with Keller Williams but when I asked the team leader about the broker in the office, I was told that he only handles the legal issues. I'm guessing that my best bet is going to REIA meetings or seminars in Florida to network myself and meet any investors who may want a spread some knowledge about the market or train young investors.

A friend of mine in California just offered me a job (as his agent) to help him find and flip houses here in Miami. He's Shadowing an investor over there and always gives me some advice on wholesale investing. I get a lot of my present knowledge from him but what if I can find an investor here in Miami that's looking for someone who follows the "Master and Commander Code". I'm Going to an REIA meeting to network myself and gain a few connections.
I keep hearing Price, Price, Price. I know that the price of a property affects the amount of potential leads you get can get but so does the location. Any links that answer this would be helpful.
Off topic - Thanks in advance, the BP community has exceeded my expectations on the amount of knowledge you all have given me. Next step is backing it all up.

Im sorry, I forgot to mention a few things. Yes, he's in California but he's investing in Florida. Any transaction we do, will be done here.

@Timothy Reeb Jr Welcome To BP, You will definitely find plenty of ways to generate that passive income you want on here. I've only had an account with BP for three days and already rewrote my business plan with a lot of new ideas gained from this site. I'm certain you'll find what your looking for.
