Hey guys! I was looking at a retirement city that has 25% vacancy rate.

Here is some other data:

-population 21k

-population growth 14% (since 2000)

-median sales price 129k

-year-over-year return -12%

-quarter-over-quarter -14%

-sales price 5 years ago 192k

-2006 sales price 270K

-median rent listed 1250$ (-22% change since a year ago)

I like the fact that there's definitely room to grow (between 2006 price and current), however I am concerned about 25% vacancy rate and decreasing rents. Even though I am not sure if I SHOULD be concerned since this is a RETIREMENT city.

Hey guys!

I received the following estimate for a fence:

(Back) 5 panels, 6 posts $660.00
(Left side) 6 panels, 9 posts gate included $795.00 .

I added pictures to the cost estimate to get your opinion on a cost of a fence. (Michael and Manuel, thank you for your comments and advise.)

Is this a fair price?

Hey guys!

I received an estimate of $1,400.00 to replace five sheets of siding; replace twenty-five feet of 1x2 boards; caulk, scrape and paint exterior. This includes labor and materials. Does this sound like a fair quote?

The property management company does not want to obtain another estimate (this is a good PM, and they advised me they found this vendor reasonable and with good results of his work).

The property is a 1150 sq ft single family house in Fort Worth, TX

Hey guys! Our prop mng company in Fort Worth, TX provided us with one estimate of $1500 for fence repair. When we asked for a second quote since this is a large expense, they advised us they " found this vendor the most reasonable and competitive, along with good quality of work". They further advised us they do not contact other vendors for other quotes. Should I insist on a second quote? Or should I let it go? This is a good, reputable PM that has been in business for the past 30 years.

Sorry, message got cut off:) Should we use wood as fence material ( maybe it's cheap and prevalent in Texas), or should we get another estimate for another material?
