Thanks guys. This was a credit card for oil change and auto care that we have not used in 6 months. Of course, no excuses, I should have been carefully reading when online I was being offered to sign up for paperless statements and opting OUT of it... An oil change in March that we did not pay on time- here we go with our loan in jeopardy!
Anyways, thanks for your input. Will start calling right now.
P.S. NEVER been late on any payments, by the way, however this one slipped through...

Hey guys,
we are about to close on the house, and we just found out our credit score dropped 60 points, so now we have a delinquent payment of 60$ reported to credit bureaus. (We did not receive a paper statement from the credit card company, so missed the payment).
Would this affect the closing? Would now our interest rate be higher?

Hey guys!
I am looking for a property management (PM) out of state, and I came across this PM that ALLOWS unsupervised showings from a lockbox... I was advised they require the prospective renters to take a pic of their ID and send it to them, and PM in return sends them lockbox number.
What's you opinion on this?

Hey guys! I received 2 quotes from Fort Worth, TX local agents, and they are about 1250$/year!!! Is this how much you pay for a landlord insurance in Texas?

Coverages with 1% deductible with insurance company called "ASI Lloyds"
-dwelling: 120K
-other structures 12K
-contents coverage 5K
-liability 300K
-loss of rents 24K
-medical payments limit 2.5K

Without liability coverage quotes are between 550 and 700$/year. But I HAVE TO HAVE liability coverage.
Any recommendations?

What got me interested in this topic is that the BP member that is an insurance agent claimed these are HUGE savings (100-200$/year vs 15-20$/year per property if I do extensions...) He also mentioned I should shop around if my insurance agent does not offer this...

Hey guys!
What type of coverage do you have for your rentals?
1. Liability insurance for each rental property (for example, 300K limits) OR
2. One million primary residence insurance with 1 million extensions to each rental?

I am shopping for an insurance policy for our new rental, and one of the insurance agents on BP suggested asking my insurance agent about option #2, stating it's considerably cheaper (each 300K liability costs 100-200$, vs 15-20$ for extending primary residence liability to rentals).
