I have had some success at "value add" deals on vacant ground both commercial and res. Right now I am working on fix and flips. Less money to get in, not quite the same return as the market a came from but this is for the long run not get rich quick. Welcome@Constantin Jakobljevich , there are plenty of ways to get into the market here in the US for not a lot of money so don't save forever. Check out the blogs here in your "learn" tab they will encourage you. Ask questions the folks here have a wealth of info.

Welcome@Laura J., BP is a great place to start, don't knock timing keep it in mind, a lot of people push and end up overlooking or do something for the sake of doing it. Sounds like you got your feet wet with the process on your own home. What field is your RN in? I was in emergency services for years while working for a level 2 trauma center. Hopefully I wont need that training while triaging the housing market! Good luck, can't wait to hear your first success story!
