I would pay the agent a fee, even a modest one, as they will be more inclined to bring you deals in the future.

Hey Arman,

Like most people have stated above, you would need to live in the property at least 1 year per FHA requirements and 2 years for the capital gains tax exemption upon sale even though, if you are planning on holding long-term, that is kind of a less important guideline. However, it would be nice to have if something came up and you had to sell abruptly.

I would also like to add that most lenders, when they look at qualifying you for the home do take into account expected rent ( usually 75% of it ) and use it to offset the payment or add to your income.

@Cesar Rebolledo you are definitely on the right track. I really like 33614 as well. There are a lot of 1000-1400 sq ft homes. The biggest issues especially in Seminole Heights, South Tampa, etc is the amount of competition. Right now, I have really started looking at rougher areas especially in Southeast Hillsborough County where I anticipate a lot of the growth to be.

What are your factors in determining high-performing zip codes? There are a lot of different areas that are great depending on what you are looking at. 

Hey @Jarryd Dalfino I would recommend at least getting 2-3 more bids from contractors as well. Some may have some inflated pricing. Have you also considered maybe doing some of the work yourself to reduce those costs and finding individual subcontractors for the other jobs that may be too difficult to do?

What area of Seffner is this in? Prices there fluctuate A LOT based on subdivision.
