I would steer clear of Facebook groups in this market particularly. I would suggest sticking to references from industry pros like Alice or Shawn.

We have strict contracting and handyman laws here in FL. Those Facebook groups tend to be where all the unqualified handymen, cleaners and themers hang out. I do not mean the Windsor Hills owner group that space has tons of good information!

The majority of my clients self manage. I can refer you to a cleaner and we sometimes complete handyman / maintenance projects as well.

I can refer a licensed GC in the area who is also a licensed HVAC and Plumber.

Don't forget to check the license number with the DBPR of anyone who says they are a Contractor. Also make sure you protect yourself with the correct contract documents.

@Robert Ellis The handymen that will do a job for next to nothing is what makes good work hard to find lol. 

@Ryan Marble Some listings on AirDNA are fake, so watch out. AirDNA and Rabbu are both great tools but in this instance a good realtor is your best asset.

@Ryan Marble yes, condos are a bad idea for the most part. Orlando is extremely competitive with other condos and even hotel rooms. That means you will have a tough time getting good rates. You could consider a townhome with a pool, those typically perform better than condos especially if decorated well. I am happy to review actual performance for any listing that catches your eye. Let me know!

@Ryan Marble Resort communities like Windsor Hills have 3 bed townhouses that have the potential to do very well.

@Josh Green We focus on the "Ton" of things that go into an STR. Design, decor, construction, revenue numbers even the practicality of the items in your owner's closest.
