@Cameron tope I have a few reasons for switching. Manager has failed to find me quality tenants. I own two duplexes with four tenants and only one tenant has paid on time with no issues. Currently in the middle of LTB hearing for two separate tenants. I had to remind him to send notice for missed rent payments. I have a few more reasons but all signs point to switching management I think.

Anyone care to share bad/good experience with switching property management companies?
I own a duplex in Windsor, Ontario and I'm looking into switching management. Im supposed to give my manager 2 months notice if I intend to part ways but I'm a bit hesitant. He's sent notice to the LTB because one of my tenants is currently 2 months behind on rent. Should I wait for this to clear up before switching?

@Hai Loc There's still property there priced below the 200k mark which is within the price range i'm looking for. I was originally aiming for London but deciding to test the waters in Brantford since it's closer to home.

@Oren K. Thanks for the insight! I'll definitely be speaking to an accountant/lawyer. Just trying to get a vibe on what some other investors might do in my situation.
Just FYI, the property is in both our names.

@Roy N. @Michael Fedun So my partner is actually my sister-in-laws husband, who also lives in one of the units. Does that mean that I would only pay capital gains on 1/3 of the property since they are family?
