I say pay off the student loan if you still will have three months emergency. That'll free you up to save more without that monthly payment. Then get a side hustle to supplement your income. My wife and I smashed all our debt (except for primary residence). Now we have a lot of freedom with where we put our money. Sometimes you have to bust your a$$ today to relax on it tomorrow.

We have a 12 year old AC unit in Florida's hot summers.

Late Tuesday night, a tenant contacted me about the AC being broken.  On Wednesday and Thursday, we had repairs (that didn't work) and quotes being estimated.  The units will be replaced Monday or Tuesday at the latest.  We are within our 7 day contract to remediate.

Do you think I should give the tenants a $100 credit for a hotel?  I feel bad because summer is brutal here, but kinda feel soft.  I don't have a system for this yet and am trying to write up a manual for future incidents.

Not that this matters, but the property and area is B+.

  1. Read BiggerPockets and listen to podcasts.  Because the articles help me think in more dimensions and the podcast provides great advice & guests give past failures which helps us avoid the same problems. 
  2. House Hack (instead of buying the big house).  Because we could've been living for free which would free us up for more travel!
  3. Live on one income (we are living off of less than 60% of our house hold income now).  We don't even miss all of the garbage we were consuming (e.g. jet skis that we didn't use, out to eat at restaurants we barely enjoyed, binge drinking nights out we don't even remember, etc.)

If we did the above, we'd be retired and would have been able to do cool things with our three kids from the day they were born.

10k a month of net income. We do a combo of stocks and real estate. So with just rents (minus expenses, capex, and mortgage) and dividends only (not including equity growth), we're a little over 20% towards our goal. We consistently buy index funds and put money in savings for RE every two weeks. But real estate is harder to come by in my area in Tampa bay, FL.
