Thank you for the suggestions... That's what I will do.
It was bought back by Fifth Third... I will have to find out if they use a 3rd party servicer.
Does anyone know how one would go about finding out who an asset manager is for a property that isn't listed yet?
There is a vacant property in my neighborhood I have been watching and it looks like it was foreclosed on, went to sheriff sale and was bought back by the bank.
Now it is just sitting there deteriorating. The perfect 1st investment opportunity. I just need to figure out who to contact to buy it...
Any suggestions?
I asked a couple realtor friends and they said there is no way to know until it is listed and that could be a long time... but i thought i would ask here anyway...
Thanks in advance!

thanks... you've given me some good options! assuming it just needs carpet and paint, i will probably buy, fix and flip it. Not sure I can handle a rental this early in my game :)
@Corey Liepelt thanks for the insight :)

I am looking to purchase a property in Whitehall for $40,000... in the decent area... but I am having trouble finding comps to come up with my ARV to see if it would be a good deal to wholesale... or maybe fix and flip. Values seem to be all over the place in that area.
I came up with $70,000.
It is a 3 bed, 1 bath with partially finished basement, newer windows, larger lot, detached garage, newer siding and roof, 1100 sq feet, built in 1953.
Currently rented for $795.
Anyone have any experience in that area that can tell me if I am way off or in the ballpark?
Thanks in advance!

has she refinanced or anything since 2008 that would require title to be cleared?
what does the attorney have that contacted Citi before?
there should be releases filed even if the loans were transferred...

sometimes you won't have a choice, but from what i have seen, attorney's are always more expensive in relation to what they charge for searches, the binder and the closing fee :)

yes, it depends on the state the property is in
the links @kyle j. gave are perfect
as far as finding them, ask others investors for who does investment transactions, not all will
