@Antonio Marte, when will you be here? How long will you be staying? Where will you be staying? Is there an agent showing you around? Will you be looking at listed properties?

As has been noted, DFW is huge. It would take nearly 2 hours to drive from SW Fort Worth to NE Dallas (that swath covers the best residential areas) If you find yourself needing a little guidance, please let me know.

Here's an observation. Here in DFW I see Agents spending a stupid amount of money "branding" themselves. When I get a calendar, refrigerator magnet or something else like it from them, all I can think is "Wow, that's an expensive piece of marketing" I can't help it.

I work with wholesalers all over the Country, managing their mailing campaigns for them, and all of them seem to have a common "problem":

"what do I do with all these people who want retail for their property?" What I tell them is to find some Agents to put on their team and offer them a steady stream of warm qualified leads in exchange for either a monthly contribution to their marketing budget, comps, property research....whatever.

Would you be willing to pull comps for wholesalers? Market along with them? That's the sort of action that will immediately put you in touch with people looking to list.

From their website:

"Realist® from CoreLogic® is a public-record database that seamlessly integrates with any web-based multiple listing service (MLS) system to provide in-depth property and ownership data, market information, street and aerial maps, as well as market trends to its users" - www.corelogic.com/products/realist

I have MLS access in quite a few cities around the Country, and the trend is to use Realist on the back end as the "tax" database. Some cities like Houston have not moved to using this system yet. What they do have is access to a title company's database. In Houston, it's Stewart Title.

The down side is that the data is not as searchable, accessible or downloadable. Realist is very user friendly and can be filtered 6 ways to Sunday to create very targeted lists.

I'm just curious, what do you have against List Source and Melissa Data? 

You could check out Stewart Title....they provide all the tax data to the back end of the Harris County MLS....Houston hasn't upgraded to Realist yet. (Like most other cities in metrotex)

Hey @Joshua Dorkin , if people are chatting on the side and talking about their issues one on one, do you think it will in anyway detract from the amount of info posted in the forums for all to see? 

I know a lot of times people take the conversation off line which is cool, but it also sometimes stalls a good forum topic from reaching it's ultimate conclusion.

But maybe this is more of an augmentation of the PM feature? Will the players in a chat be the only ones who can see the chat? I think it's a great idea, I'm just trying to wrap my brain around it.

Hi @Jessica Martin ,

Door hangers do not have near the same pull in DFW as Direct mail does, but they are definitely worth doing. I would suggest doing it in tandem with other strategies....I'd never limit myself to just one strategy.

As to a company, I highly recommend Mr. Multiple Strategy Himself, @Michael Quarles  .
