All due respect to the OP, this has more to do with the State of BP than his plight.... (and @mark Gallagher I do feel your pain)

But when I see posts like this these days, only one question comes to mind.......

Should I just grab my popcorn and wait for all the usual suspects to turn this into a real ranting wholesaler bash, or just start ignoring my "wholesaling" keyword alerts......because this has gotten so boring.

yup....national average .5% (one half of one percent). Of course you could always bump that up by promising the moon, or being deliberately obscure...

Let me ask you though, how was the quality of those 7 calls?

There is no law or rule that says you cannot use the U.S. mail. Can you even imagine a situation where someone could sue Domino's for sending all of those damned coupons? Of course not. I've had the cops called, the threat of lawsuits, the threat of physical violence. In one instance my letter was posted on the recipients Facebook wall and she encouraged all of her friends to call and harass me. She even asked one if he knew any guidos who could "take care of" me :-) 

Of course when I pointed out that I hadn't done anything illegal and that she had....and I had many screenshots to prove it....she backed down. Quickly. 

I have come to the conclusion that in every single market there exists a group of people who will be angry. And it has nothing to do with what you said or how you said it.....these folks are not mad about what you said, they're mad that you said anything at all. It will happen. Thicken up your skin, take them off the list and say: "NEXT!!"

Do you need to have variable data on both sides? Its much easier to do this with variable data on one side, but you can do 2.

You'll need to first design your template. Word works just fine. Adjust the page size to the type of post card you will use. Type in your copy leaving spaces for your merge fields. 

Save as a PDF and submit the pdf to your printer to use in making your card. Have them pre print a few hundred and keep them on hand. When you're ready to do your mini batches just use you word template and attach to the data source.

If you're just looking for text cards, I wouldn't even bother having them pre printed. Just buy some blank card stock in the size you want and run them through with your word template. You'll have to make 2 passes, once for the front, once for the back. Just make sure they stay in order.

Any of the epson work force printers will work....you just need one with a slot feeder rather than a tray. Will work great for small batches.

If you're looking for graphic cards, have them pre printed on the graphic side and simply address them with the same proceedure as above, just one side.

Just from what I've heard, option 2 sounds like the better choice.

Maybe we should hear from someone with experience evicting locally......hmm mm How about @John Chapman.

To get around that, I use the Detailed Property Types> Residential> SFR. When I do that, I don't ever get properties with unit numbers.
