Absolutely. Call it low brow if you want, but it works. I've gotten plenty of attention from my "work shirt" and hat while simply shopping. Techniques like this and car magnets have never really gone out of style....because it works.

Absolutely correct. I compile the data on the known buildings and look for patterns to find all others like it. I have found that it is better to over reach and potentially include some outside the target in order to hit everyone inside the target. I've kicked myself too many times for worrying over a few bucks worth of mail after losing a deal due to trying to create a perfect list :-)

I've used ListSource for some very successful multi family campaigns, up to and including 200 unit apartment buildings. The trick for anything that is not SFR is to reverse engineer a few properties to find the right combination of State and County Land use + zoning.

Some counties are easier than others, but I've learned to use an over abundance of caution on the front end as not all properties are recorded equally.

What I generally ask clients to do for me by way of homework is to send me a handful of addresses (3 or so) per County of buildings you KNOW are the right type, just the sort you're looking for. I can pull all the records for each, deconstruct, then apply what I learn to your entire farm area.

Full disclosure, I am an authorized ListSource reseller, so I guess that would qualify me as a list broker.

I think th OPs response to this was also a little aggressive with youthful chip fully displayed on sleeve, however, chewing the meat and spitting out the bones, there's some good actionable advice here.

There's an old saying that if a man is hungry and you give him a fish you've fed him for a day. But if a man is hungry and you teach him to fish, he'll never be hungry again. In my opinion, anyone who wants to be a successful flipper long term should learn to source their own deals. Cherry picking the best for yourself, wholesaling the things that don't work for you, and referring the rest to Creative financers, Agents, or anyone else in the continuum who can monetize the lead.

It wasn't until I learned to do this that my business really began growing.

Just off the top of my head.....if you got a really great deal on this then the spread is going to be generous. If you lack the confidence for a major rehab (and believe me, conversion to a duplex will come with it's own stack of paperwork to do it legally)...if you lack the confidence then find someone to partner with.

In exchange for some of the profit, you'll get a first class education as well as getting paid. The first time I had to do something more than cosmetic, I got help. That turned into a very lucrative partnership over time as we've now done many homes together. After the first two I felt qualified to go on my own....but why? 

Partnerships can be truly amazing especially if it brings more skill sets to the table.

BTW....welcome to BP!! Looks like this is your first post. Sounds like a good problem to have....

I serve many licensed agents who also wholesale. They get two bites at every apple with the primary message being a cash offer at X$ or list for Y$.

If the cash offer isn't accepted then a listing agreement at their number is reached. A net listing is still a listing agreement and illegal because as a Brokerage service it is ignoring fiduciary duty to the seller.

A cash offer is made via contact and is not a Brokerage service...as the buyer, you owe no fiduciary duty. A buyer has no obligation to pay top dollar and can negotiate the best price for themselves. If the seller wants more than you are willing to pay, they have the right to say no to your offer.

At that point, as they are wishing to sell, you can put your agent hat on, offer Brokerage service and get the property listed.

Net listings may be illegal, but I'm pretty sure that even the licensed can offer to buy properties from anyone at prices that make sense to them (though you are still required to disclose that you are licensed) The difference is in the intention.

Hi @Candice Scales,

Simply put, people like doing business with people. Placing a business name and address on the return info let's everyone know at a glance that this is marketing mail which means it will likely end up in the trash unread. Think about the way you sort your own mail on the way back in from your mailbox. I have interviewed hundreds of people over how they sort their mail. This is the average scenario which happens to perfectly line up with my own experience:

  • Walk out the kitchen door and up the driveway to the mailbox. 
  • Open mailbox and pull it all out in a handful
  • Walking back down the drive, begin to sort
  • Sales papers and grocery ads go to the bottom
  • Next goes the postcards that are obviously junk
  • Next, anything else that looks like a marketing piece....including unsolicited business mail
  • Then the bills
  • On top, anything personal or hand written (unless it has a bulk mail stamp, then it goes with the other marketing junk)
  • Back in the house, the junk goes into the trash without a thought, bills go on the counter, personal mail goes back with me to my office or living room where it is immediately open and read....

So the risk is simply not getting the letter opened. You'll get a far better response using your name, and in the case of no name or return, the curiosity factor will often overcome the gatekeeper mentality :-)

    Marcus, I see that you are familiar with multiple strategies....what would be your expectation as far as a return on your 30k? 

    in working with many who are new, I find that managing expectations are key. Many methods will not return that original investment any time soon.. it will be out there working for you, but could cease to be liquid for long periods of time.

    So visualize your money going into each of the methods you have mentioned and tell me what you would see playing out over the next year or so.

    Hey Danny, I'm in the one phone number on all of your marketing pieces and channels camp. With the lead tracker I use, It's simple to look up name or address quickly to know which precise channel or list the lead came from. Conversely, multiple phone numbers raise more issues than they solve. Your phone number is essentially a part of your brand.

    I also happen to think I'm a very good Direct Mail partner. If you check the references in my profile, you can see I've worked with quite a lot of BPers over the years.
