Hi Alex, can you clarify? Do you already have a list of homes you'd like to mail and simply looking for the contact information? Or are you looking for a targeted list to mail to with complete contact info?

Different methods for each....

There are no postal laws or regulations preventing you from sending letters to individuals, however, as others have said, you may very well get some angry or unpleasant responses....it's the nature of the beast. I've heard people threaten to call the cops or an attorney, actually CALL the cops, threaten to shoot me in the head, do things to my dog...It all amounts to nothing but blowing off steam.

No matter what kind of marketing you do, stay professional and always take the high road.

My Wife and I operate a Non Profit Organization aimed at re-entry; and I play in two different bands, one of which tours the Texas Prison system in summer months to play for and minister to the incarcerated. (Or it did until Covid.....waiting to see how long before volunteers can go back in....meantime we've gone the festival route).

@Scott M. Fair enough. Doesn't hurt to ask and see how that goes. Didn't think of the RE attorney route. Our governor just lifted the memorandum on evictions so the courts will be backlogged for a longggg time so dealing with a possible eviction for the first deal isn't exactly exciting but hopefully doesn't got there. I have typically only heard bad things when buying a house with a tenant in place. 

That makes much more sense, thank you for the clarity. I believe Scott M is spot on here. My experience is that if you are direct with your tenants and likewise compassionate (be a little flexible in giving them the time they need to vacate is preferable to eviction) they will go without much fuss.

I don't have a great answer for you, but after a peek at your profile, I did want to stop in, say hello and thank you for your service (You and your Husband).

I totally get the KPI mindset, but have never been able to achieve it in anything other than a dedicated follow up style to incoming leads. 25% of my business comes from following up with people who told me "no" the first time.

I do see that you are making offers but not sure where the opportunities come from, so my suggestion would be a KPI to increase the opportunities to make offers as well as the number of offers made to stay in tune with your acquisition goals.

Well,....then of course those goals themselves could be expressed as a KPI also.

Could you please clarify? If you are wholesaling (not intending to keep for yourself) does it really matter to you what your buyer will do with the tenants? My experience is that the buyers might have ideas of their own. Some want the tenants in place as a holding maneuver while they decide their own exit...I have rarely come across a serious buyer who would require vacancy as a condition to buy.

The few times I have, I think cash for keys is the most compassionate way to move everyone forward...

But.....If you only just have the contract, they are not your tenants. You don't have any authority unless it's in the contract. If you are wholesaling without taking title, the tenants pass from the Seller to the Buyer. What if you get the long standing tenants out (and believe me, that will be a serious hardship for them) and then for whatever reason, don't close?

To restate my question, are you going to buy and resell, or are you assigning, or......??

This. The hardest part of leaving a w-2 for both my wife and I was was walking away from the benefits. Neither of us (at that time) worked in sales so to speak, so we knew what we'd have every single month coming in, knew how much we would be paying out to our various expenses, etc. 

I personally had little choice...had to quit my job to care for my wife through cancer (thank God for short and long term disability benefits!!). Three years later, business was booming and we planned her exit more carefully and took full advantage of Cobra. 

As others have suggested, do the math and figure the number. 6 months of acquired expenses is a very good target. Resist the temptation to use it for anything but the emergency it is saved for. 

Slow down or not, at the rate you're moving you have acquired the skills and experience to work in RE. The market cycles and good businessmen like yourself learn to ride both sides of it to keep moving forward.

Steven, you said the magic words. I'm not in PA, but have certainly worked with many who were. Happy to spend some time talking bidness with a homeboy. We can go dutch and zoom over a cup of java.

Careful though...I'll likely give you the same advice as @Eric James Analysis paralysis and shiny object syndrome can easily kill a business before it ever starts.

The math I see is that only one touch was sent to each prospect which = one and done in marketing terms. 

Again, I'm sorry that you spent a lot of money following a plan that did not use best practices. Buying a list envelopes and stamps does not make you a marketer any more than owning a crescent wrench makes me a plumber.

Math aside....Has anyone out there thought they'd save money doing something DIY then ended up paying a professional to fix something? I sure have. Messing up my plumbing was a wake up call for me and did not lead me to say plumbing or crescent wrenches don't work. 

I was happy to share with you. The attitude is getting really off putting.
