Congratulations on your deal, looks solid. I'm just curious, from the pic it looks like this building might have been something else at one point? 

The flat fee for utilities, is that due to not being separately metered?

Would you happen to know the County (or State) land use code? I've done a number of campaigns for small and medium sized apartments around the Country and the toughest part is always building the list that points to exactly what you're looking for.

I see your out in California. We have recently had a large influx of Californians moving here, particularly the Austin area.

And of course there have always been plenty of out of State Investors. May I ask what drew your attention specifically to Fort Worth?

I've been in Cow Town  for about 10 years and all of my rentals are here. Finding something on market is tough...may I ask your criteria? What sort of numbers are you expecting?

I think I've fielded this exact same question several times this week.

You say "research" what does that mean to you? Are you reading through the guides available to you? Using any of the tools under the "education" tab at the top of this page? Those are great places to start. Go at your own pace. Real Estate isn't going to leave while you are learning so you should have no fear of missing out :-)

There is no end of information on wholesaling on this site. Thousands of questions asked and answered. All you need to do is get busy with the search glass at the top of the page and the technique will unfold before you. You can also use it to find folks who are local to you, maybe find local meet ups...

Also....take some time to flesh out your profile. I can't even see what market you're in, any back story, etc. As this is social media, you'll have an easier time connecting and networking when you have something to offer of yourself.

When you have the basics down, come back and ask more detailed closed ended questions. We could type all day and not necessarily touch in your ballpark answering the "any advice" question. 

In my experience this site's all star professionals favor self starters who can and will get after it, while folks who need to be spoon fed get eaten alive by the gurus and salesmen who spot a mark. @Bryant Brislin generously offered some time, so there's a good start. Check out his profile and go from there.

Awesome story @Ned Carey thanks for posting. I'm sure there's tons of these out there. Glad to hear from the old school Ned. You've been around the site for a long time. Seems like we got started during BPs wild west days.

That is impressive.

A lot of the folks I work with are a one person show. I think one of the hesitancies that come with harnessing the internet is simply not being able to wrap your brain around it or the perception that it's going to be too complicated / expensive, etc. You could likely dispel those myths quickly and easily.

What was your process to scale up to clearing that many leads daily?

I'm going to assume you have a great team in place. Would you mind breaking down your process of how you run those leads down?

Is it all automated? Do you have assistants making call backs that forward the better ones to you or your acquisitions manager?

Yes! A license will not only smooth out the hurtles a lot of wholesalers face, it essentially gets you two bites at every apple, "I can buy for this or List for that". Even if you don't work the listing yourself you can get paid legally by splitting a commission. 

That's just some of the major things a license can accomplish. There are fees and upfront costs, but any real estate strategy will require require some resources on the front end. This particular investment into your business will pay dividends for a long time to come.

All of my rentals are furnished and for a 3/2 I usually manage to ring in from 3 to 5k. I (well...my wife who has a much better eye) shops at thrift stores, flea markets, good will, etc.

The key with these places is to check back often as the inventory changes just about daily. By the time you run down a Craigslist ad (many of the thrift stores post on Craigslist and offer up) it can be gone.

Most of the appliances we've bought from individuals on Offer Up, Let Go and Craigslist. You need to be shrewd and swift :-)

My wife usually starts with one piece for a visual, then builds everything else off of that. It's amazing how she does all of this in her head...(the stuff stays in storage till rehab is done ).

Be diligent, don't fall for the temptation to over pay just to get it done. Make offers early in the day for online postings...also, don't waste time low balling, you'll either be led on only to find last minute a higher offer came, or just piss people off.
