Throughout the country, tens of thousands of rundown homes have been scooped up by investment companies that have offered high-interest financing or rent-to-own deals largely to poor people. Many of these homes were foreclosed on during the housing crisis.
These investors, however, often put no money toward renovation, or for fixing lead paint problems. The low-income buyers and renters are forced to make all repairs. When there are serious problems with the homes, victims can be required to sign confidentiality agreements to keep them quiet in a settlement after they have been compensated, as happened in Ms. Bennett’s case.
As a result, seller-financed housing contracts have aggravated a persistent problem of lead poisoning among young children in this country.

@Steve Sapowsky Commercial mortgages are for 5 or more units, so a duplex would be a residential mortgage. Paying down a chunk of your debt will improve your credit score and since you'd be applying for a residential mortgage, perhaps you could get away with only putting 15% or 10% down, although you'd still be subject to PMI.
Do you plan to live in one unit and rent out the other? That might help as well.

@Matt B. try listing them on Craigslist in nearest major metro area. Offer seller financing, like @Dante Pirouz suggested. Approach local property management companies and local REIAs and let them know you have apartment buildings to sell and ask them to spread the word. Where in the Midwest are these apartments located? I know an experienced multifamily investor who only invests in small-town markets in places like Iowa and Oklahoma. Email me, and I'll put you in touch. Good luck!

Congrats @David Thompson on the successful capital raise. Very impressive in only 2 weeks! I listened to the Kevin Bupp podcast and you said there were a few investors who were about to invest but they had to drop out when they learned that being accredited doesn't include home equity as part of net worth.
Can you talk a little bit more about the vetting of the accredited investors, please? How did you initially broach the subject with people about their income and net worth? Did you spell out what the income/net worth requirements are for accredited investors when you spoke to people initially or did you assume they would meet the criteria based on their occupation? Did you have them fill out an investor questionnaire?
