Just start. Get educated on multifamily, learn how to analyze a building's financials, network like crazy, identify a submarket you want to focus on, learn everything you can about that market, identify/build a team in that market. Get cracking and start making offers. 

Being a lone ranger in multifamily is a recipe for disaster. You can get to 50+ units in your first deal if you connect with the right people and do the right due diligence. No need to start small unless you think small. You're only limited by your own imagination. No guts, no glory.

Fascinating new blog I discovered today: Brick House 319

In early June, 2014, John and I stopped in a couple of real estate agencies looking for a fixer-upper on the main line of Philadelphia. Usually, good fixer-uppers in great areas are sold by real estate agents to a builder or contractor on the QT and before anyone else even knows they’re up for grabs. Therefore, it wasn’t surprising that there weren’t any listings for what we were looking for. So we decided not to deal with real estate agents and we started driving around looking ourselves for a house that looked like it needed TLC. It didn’t take long to stumble upon what we were looking for.

Gary, no I haven't used either one of those companies. I've just come across them at REIA meetings or heard about them on investment webinars, etc. Like I said further upthread of this discussion, my mentioning these firms wasn't an endorsement, just a few sites to start with in doing research in those geographic areas.

@Charles Rodman Welcome to the forum! Are you looking for turnkey operators or only realtors? If you're looking for turnkey properties, for Pittsburgh, check out Aurora Real Estate Investments. For Trenton, Holly Nance.  For Philly area, Big City Flips. I haven't used any of them, so this isn't an endorsement, but it's a place to start your research.
