If you are in a position where you are finding good deals, but with no capital, you have now become a wholesaler.
What you need to do is raise capital. Find private investors who believe in you to fund your deals.

Some wholesalers do not share it, I always request to see it before having the contract assigned to me.

Agents do not want to work with wholesalers. That word is taboo amongst the realtor community for the most part and most realtors are old-school and don’t care to understand it.

If your property is not in an oversaturated location with demand that’s proven to be prevalent year-round, your property is going to do well. Otherwise, revenge traveling, and short term to midterm stays are declining.

DSCR lenders can cash out refi with your LLC. Many will still hold you liable as a personal guarantor.

Your best bet for finding wholesalers is going to be on local investor groups on Facebook.

Good property managers are a rarity. They are most likely found via referrals and charge the most.
In my experience, they are worth it.

Get the foundation repaired by a licensed contractor and get foundation warranty. That is the first thing you should do before starting any work on a flip. 

Everyone has their own criteria.
I know investors who take on sub to property with no equity and negative cash flow just to write it off on their taxes.
