Most DSCR lenders will require you to have a minimum credit score. It is how they determine your interest-rate. It is more dependent on that than your experience.

You have not reached enough people. My team is making around 500 dials a day. The consistent and the ones who follow up are the ones who get deals. Stick with it.

Any competent insurance agent will be able to write up a policy for you. If you are using a lender, they should state exactly what kind of policy they would like your insurance agent to write. If you can’t find anyone, let me know. I will put you in touch with mine.

I use batch dialer. It is not the cheapest, but it is very user-friendly. If you are going solely based off price, I would go with mojo dialer.

Short-term rentals are not as lucrative as they once were. People are no longer revenge traveling, and the economy has since slown down. I’m not saying this to doom and gloom short term rentals, I am just saying this to say that only the best survive in this space now.

If rehab funds are needed, I would steer towards private or hard money.

This is when you look deep within your motives and legacy. Is your end goal to be financially, free, or to level up metes and bounds above that? This is only a question you can answer unfortunately.

Most lenders do not lend on manufactured or mobile homes. Start exploring owner finance.

Hire a realtor to pull real rental data from the MLS. Zillow will only tell you what is active, not what has already rented.

Hire a CPA ASAP. You want to be on the same page with them for the entirety of the year. You should at least be on QuickBooks and allocating expenses.
