Contrary to what you read - don't do it. Save your money and then get into real estate. The majority of people fail in real estate, and that number increases 10x when starting with no money. 


 Not true, I started with no money. I spent every waking hour looking for deals, so that I can partner with people with money.

This is very market per market driven. But overall, the commonality is the season. People don’t typically move around this time.

Do not go out of your way to try to make the numbers work. They either do, or they don’t. Be patient and pick up the right deal 

If you are unaware of how to handle this situation, I only have one tip for you. Hire a property manager.

You are getting mis information. Never overpay for a property. I don’t care what the circumstances. Always buy with equity to give you a cushion to be able to sell.

You would have to subdivide the lot with the city. Call a local survey company and see what this process entails. They may charge you for your time, but will research setbacks, and all feasibility studies to ensure you can actually subdivide.

Quality tenants will find you. Being close to a good school will solve most of your problems.

The issue is that no buyer is going to purchase the property with that much risk. There obviously will not be title insurance and the husband can fog title forever.
