Because of Covid-19, for those who own rental property and have cash flow due to a low payment, how much are you preparing to leverage on your single family home investment to pull cash out and better prepare yourself for 2021-2022? Of course the banks have made it more difficult to do a cash out refinance, but it is possible.

Hi Eli! Congrats in advance, once you go down the road of building wealth through Real Estate, you get hooked! It sounds like your mind is already spinning with options and ideas and that's all good! What might help is to try to narrow down what kind of investor do you want to be. Buy and Hold? Flipper? House Hacking sounds like it peaked your interest most so maybe focus on the HH forums, and contact people directly so you can have better conversations about their experiences both good and bad. You can then ask more pointed questions.
I would also talk to a lender so you can start to learn your numbers on what you qualify for based on your income, savings, and credit score etc. That will help you establish timeline.
Get your team in place now so when the opportunity is there, you know who to call. Keep learning about what it takes to buy in the city you are interested in. For instance in Oakland, Alameda, Berkeley, and a few other Northern CA cities, there is a sewer lateral ordinance, that although negotiable, but in this market, most buyers take on the responsibility of replacing the sewer line within months of the closing. On the last house I bought, that was an extra $10,000. For some investors, that would kill the deal. Best of luck!

Boy the app is great and I am really looking forward to this weekend.

#1) What is the reason/goal that got you into real estate?
I got into Real Estate as a Realtor 12 years ago. A few years into the business I added to the mix of selling homes and started helping a handful of client as a Property Manger with SFH in the bay area and realized I was really good with managing tenants and tenant issues. None of my clients had a to deal with evictions and tenants always paid rent on time. It was then that I realized I had a job I was good at and needed to take advantage of what I knew and start investing in myself. I love building relationships in real estate, creating wealth for my clients and using my hard earned money to travel as well as enjoy the bay area.
I now have 5 properties in my portfolio and am currently trying to decide if it makes sense to build a duplex on land I currently own in Oakland. New build is a new area of real estate and I need to educate myself more so I can make an informed decision. I would love to meet anyone who has experience in this area of real estate.
As a Realtor, besides my normal escrows, I am selling more and more off market properties. One resent escrow was to an investor who reached out to me in a private message on BP. (The power of networking on BP indeed!).
Yesterday I previewed a SFH off market near the Oakland Zoo that is a 2 bd 1 ba with a converted garage that has a pitched roof, full bath and a sink with room to add the kitchen, easily turning this into a studio. Seller says he will sell it off market for $600k. If anyone is interested, please send me a message or look for me on Saturday.
