They actually are not my facts, just what an architect put in a bid he gave us. We are in the process of interviewing others since we feel we need a comparison of bids.

If he is offering you his buyer leads, that doesn't mean you have to sell them one of his listings. Wherever you work, no broker ends up giving you enough leads to make enough money. You have to work hard and grow your business. If you don't have a lot of money, hold open houses, leave your business cards when you are out and about, go to local networking events, meet lenders ans ask for their referrals. 

As far as buyers from a Broker who deals with bank owned properties, people who are looking for an REO are really looking for a deal. So find out what does a "good deal" look like to that buyer. Dig deep, get them pre-qualified and take them out home shopping. If this broker has no one to give the leads to, and you are willing to work them and update him on a regular basis, why change firms? Offer him a 25% referral for any lead you close and take his leads, make a spreadsheet and start working them.

Ultimately, this will help you decide what kind of buyer you want to work with. It's a numbers game.

I have to agree with  @William Hiday Mindful Gray from Sherwin Wiliams is nice and gray's are popular for walls right now.  Kelly Moore Swiss Coffee is the best white, not to yellow and not to bright and makes a great trim color. 

Other popular colors a stager recently suggested was:

Kelly Moore Old Gray Mare

or 

Kelly Moore Tranquil Taupe if you don't want to use gray on the walls

We had an architect tell us recently that the city may require an Energy Consultant to come out and if so, they usually charge $1000. In our case, it was on a new build/duplex. He also said the planning department in Oakland, CA doesn't tell you, it comes up when you get the drawing to the building department. For the Title 24 Energy Conservation, if it is required, he said we should assume it could be another $3500-$4200 added fee to the project.  Maybe stop by your local building department and inquire direct.

Hi @Christy Holt, it's rough going through the effort of bidding on a home and not getting your offer accepted. As far as feedback, sure, your Realtor could have asked what you as a client could have done different to have gotten the offer accepted. Was it the price? Was it the terms? Ask her to find out and let you know. Sometimes the owner is emotionally connected to a house and prefers to sell it to a family, and not an investor. Maybe that was the only difference between your offer and the others. 

The Realtor could also give you a market snapshot showing you how much homes are selling for in that local market so you can gauge if the homes are selling below, at or above market and if above, by what percentage.

Like @Chris Mason, I use Docusign all the time for work. For our investments, it's a game changer and for 8-10 properties, yes, it's worth the cost.  Imagine being on vacation and needing to get your tenants a document to sign, so simple! There are time I use it when I need my husband to sign something and he is at work too. The have a mobile app. provided with the service so tenants can easily sign too.
