We use Al Kuhn for heating and cooling and he is out of Schenectady but I think he can work in Albany.

I've heard good things about Davco and Kinetic Basement Systems but having trouble getting in touch/scheduling because they are so booked out right now due to the rain we just had.

@Frederic Babeux My buyers that are looking right now are all between about 150k-250k. I’m seeing most things locked up within 48 hours with multiple offers if they are priced right. A renovated 2 family had 7 offers in the first 24 hours this week for example and that’s how it has been with many properties. 3 out of my 4 currently under contract were a multiple offer situation.
For our own deals, our flips were 157k and 175k. Our rentals are all ARV of about 110k-150k. The next flip ARV will hopefully be right around 200k.

We just sold two flips in the Capital Region. Things are moving very quickly. My buyers and I have to get out right away to get something locked up these days. We have one under contract that will be a flip and about to bring a BRRRR to market for rental. Also waiting to hear if we are getting a city owned property, COVID has caused delays on that front.

We have a few properties so far and we haven't had issues with collecting rent during this time. There is low inventory and a lot of people wanting to buy, including investors. We just had a flip sell, have one closing this month, and we are bringing another rental online. We are actively seeking out additional properties. Our main business has taken a hit but not enough that we are passing on investment properties. We stay west of Albany in Scotia, Rotterdam, and Schenectady.

I was trying to decide how to handle it for a rental we will be bringing to market soon. I like the idea of letting them choose where to go. My plan was to have them do the background check through Cozy and then tell them I need them to get me their credit report since they can get that for free. I am going to check out Lease Runner though since I saw it referenced.

I am an agent and I use Cozy as well as Craigslist, Facebook Marketplace, and local FB groups that allow the listings. I do showings open house style, when there is not a pandemic, so that I don't have to meet everyone individually. I also prepare some canned responses to common questions because I usually get a bazillion messages.

We lucked out and found a tenant who had her own washer/dryer to bring to the unit. The house is a bungalow with very little grass so we have currently made the tenant responsible for it and we shall see how that goes.

The building department only mentioned a few names that seem to do large commercial design but my cabinet guy gave a recommendation for Rich Nolan, Nolan Engineering. We met today so I’m on the right track. So far I recommend Rich if anyone needs some drawings!
