@Darryl Jennings Always gets your ducks in a row. I have a list of my Lenders for my clients. Getting preapproved is very important. Writing an offer won't take much time. Banks and lenders are strick and sometimes takes time.

@John Vela-Garcia  As a whole, the average cost of insurance is $1,083 per year — but we also found that each state has its own market rates.

@Zak Smith If you don't have much cash, figure it out how to get cash. What is standing between you and opportunities?  Find a better job or sale this property (after two years of ownership) and find a better location.

Welcome, Nicolas!!    Yes! I agree with Tim, networking is important. I have found a great way to get involved is to meet people at local networking events. I joined the Chamber of Commerce and MBAKS here to know local professionals and people.
