I agree with @Dylan Vargas. Merced is one market close to you that you can find cash flowing deals.

I think it depends. I would contact Golden 1 credit union here and see what type of financing they would offer. Especially since you're clearly doing big things in the area.

Also, where is this duplex? $1200 seems low. I'm getting $1500 & $1800 in my 2/2 duplex.

Sacramento has a short-term rental ordinance that applies if the lease is 30 days or under. So you're idea is totally doable if your leases at 31 days or longer.

You should familiarize yourself with the Sacramento Municipal Code to determine the zoning issue. My guy tells me there's nothing to restrict what you're proposing, but you have to do your own homework. The muni code not very complicated.

Where in Sacramento is this property? Competition for housing is too high in Sacramento for you to have to deal with tenants like this. I hope you're next tenants take better care of your unit.

Interested new landlord rules expedited in San Jose on Tuesday. Interested to hear opinions from landlords in Oakland and other cities with similar rules already in place. Since most evictions are for cause, I genuinely wonder about the impact of these rules. I know people in Sacramento are watching the issue.

Agree with everything above. But with a duplex, the owner may not be very sophisticated so at the very least, a copy of the leases. Repairs are repairs and your home inspection will give you a heads up on the condition of the property. But getting a snap shot of the net income is vital.
