I can't get $90K. He won't budge anything lower than $110K. So I'll have to add my fee on top. The area is in high demand and appreciating quickly. I'm going to see who's interested and if I find a buyer I'll try and negotiate the price down to $102K and eventually settle at $105K - all cash.

@Jason Hirko - So what would your offer be for the property with a seasoned tenant paying $900/month? Rents in the area are averaging at $1,100/month, but the landlord hasn't raised her rents lately because she never calls and fixes her own problems with the house. 

Rehabbed properties in the area are selling for $133K.

I have an investor that wants to sell his tenant occupied property. It's in a really desirable neighborhood and the tenant is paying $900/month and has been in the property for 8 years and doesn't plan on leaving. 

I really can't use the 70% guidelines on this property. Is there another way to price this property out?
