Hello! I have a specific question about pulling electrical permit. I'm working on a rehab. Power in the house has been disconnected for 4+ years and Georgia Power has removed the line going from the house to the street line. They tell me that they'd need city's inspection to reconnect power. And in order to get the inspection, it looks like I need to pull electrical permit. 

My question is, do I just need one electrical permit of $175 to reconnect the power? The contractor I'm working with says I need to permits, one to update service $175, and one for temporary service $175. I'm not sure I need both but I'd like to hear how everyone else does.

Thank you guys! I know I don't have much written evidence but I'll call an attorney to see what I can do. 

@Brad M. The offer was only $50k. I'm doing a cash offer and just want the big sized earnest money to attract the seller. The seller said he'd allow time for me to view the property before went into contract. I surely shouldn't have believed him.

Thanks @Darrell Shepherd! We are finding an attorney anyway so I don't mind pay a good attorney $10k instead of paying the seller! 

Hi Everyone! I need urgent help to find a good real estate attorney in Atlanta, GA. I've run into a issue with a recent contract. The seller stated that he'd gave instruction to view the property up on signed agreement. So I submitted the offer, and received the viewing instruction. However, after viewing the property, I found out that the condition of the house didn't worth the offer. So I wanted to back out of my offer. However, at this point, the seller wouldn't let me to withdraw the offer and wanted me to pay my earnest money of $10k since there is a clause in the offer that there is 0 due diligence. However, the verbal information from the seller was a completely different story. He had only give me viewing instruction after the offer acceptance and he stated I could withdraw my offer in 2 days. I really need help from an attorney to resolve the issue. Any good recommendation is greatly appreciated!

 Thanks for replying! By long term I meant 10+ plus. I just really don't want balloons. I'm only starting up and I'm looking at 10-20 units apartments, so the purchase price is under a million and I want to get fixed rate. 

Hello! Can someone please tell me if it's possible to find portfolio lenders who offer long term fixed rates for commercial properties (specifically, apartments)? I am in Atlanta, GA and I have called 20+ local banks. Everyone I talked to only provides balloon loans for apartments.  I wonder when others talking about making hundreds of calls to find portfolio lenders, do they mean to find a lender to offer fixed rates? Just want to make sure what I'm looking for is realistic...  Any advice would be greatly appreciated!
