I'm still getting started myself, but some books that I have found useful so far include "Rich Dad, Poor Dad", "Rich Dad's Guide to Investing", "Loopholes of Real Estate". The first two were more for getting in the right mindset, but Loopholes provided some inspiration and insights for ideas, at least for me. I've also gotten involved with a local REI group that I found by searching on meetup.com.

Between reading and meeting others it's helping me understand directions that I want to go in (and those that I don't) and helping me understand the plans I need to make and execute to get there. Good luck!

@Corey Hajduk I was going to do the same thing, but at the top of each thread there is a button, "Monitor Topic", that allows you to be alerted if anyone posts to the thread. I kind of stumbled on it by accident, but have found it useful in other posts that I want to see what others respond with.

Hi Ginny,

I'm a newbie currently living in Michigan and found your post via keywords. What is Cap-X? I'm learning a lot of the language and I was following everything else except that term.

Using your provided numbers, I came up with CoC of 12.5% (if I did that correctly), which seems like a decent return. I have the impression from a local REI group that I attend that anything over 10% here is decent.

I would also be interested in suggestions for this! I'm considering the same thing, @Nathan Bibb , purchasing with cash but then in need of funds for rehab work.

Many of the local groups here in Michigan can be found on meetup.com, just search for real estate and the areas you are interested in. Hope this isn't considered a promo since I'm not selling anything ;)

Hi all,

I'm fairly new to the investing world but have been seriously considering purchasing a property through our state's upcoming tax auction. I found a home that is in a great location and is something I can actually afford to purchase (provided bidding doesn't go too high). Problem is, I can't get inside to see it and I'm sure it needs work. 

I wanted to reach out to the forums for any and all advice for someone considering this type of purchase. My plan would be to rehab it and keep it as a rental. Some initial questions I have are:

  • I have looked up the public tax records for this property, but how can I find more information on the title and if there are any outstanding claims?
  • Funding - I know I need to do rehab work, but how much remains unknown. My experience with my local bank is that it is very difficult to get started in this business with no money, and they will only loan me 75% of my purchase price (which wouldn't be enough to rehab it). So, what other options are out there? I see people talk about private lenders but I'm not sure where to start.
  • What are other things that I should be looking into prior to making the leap?

Thanks, @Brandon Krieg . I've found a group in the Lansing area as a start, but still looking to connect with others in the surrounding areas. You are a bit closer though, so that's a start!

I'm looking to connect with investors in the Grand Ledge, Michigan area. I am getting to know people in the Lansing area thanks to local meetups, but I'm also wanting to learn from some of the outer surrounding areas. It seems that there are always people looking to rent in the Grand Ledge area, and as I'm interested in buy and hold properties, I would like to connect with others in this area if possible.
