hello @Jerry K. I just downloaded the tax liens list of Yavapai county. I am about to do research on it. In terms of value of the property, how low is the ratio of tax lien value to property value(ratio%=tax lien price/property value) good? My first guess is no more than 20%. Please advise. Thank you!

1. Coconino county and Yavapai county have the same date for the online auction. Will you bid for both counties?

2. How long do you usually start doing your research on the list before the auction date?

Hi all and @Jerry K. ,

I have been learning about tax lien investment for a while. I am looking to start my first tax lien investment in Arizona in February. My budget is $10k-$20k.Since I am living in San Diego, CA now, I searched and picked out all counties(6 I think) doing online tax lien sale and one county is drivable distance in AZ. It turned out that a couple of counties have the SAME DATE for the Auction. My questions are:

1. I wonder whether it's possible to register and bid online for different counties on the same day.

2. If I have to pick one county or two to invest in, what are selection criteria?

3. I found one county(on-site auction) is 2-hour drive away from San Diego. I would be happy to show up at the auction if it gives me some advantages over bidding online for other counties.

Hi Chris,

Welcome to BP. I am in San Diego and facing with the same dilemma because everyone has been telling me that California is not a good market for cash flow purpose. I decided to do some research on a couple less expensive markets in CA, like Riverside. I am also considering Texas, Las Vegas and Kansas because my family and friend owns properties for rental in those areas.
