Hi @Marcus Phillips! There are lots of books out there. You might start with something more general like The Millionaire Real Estate Investor by Gary Keller or The Book on Rental Property Investing by @Brandon Turner. You can pick it up on this site or listen to either on Audible. There was a discussion on the forums a couple of years ago too. Check it out here.
There's also a good post with a 60-day action plan to your first wholesale deal. It's worth a read: https://www.biggerpockets.com/blog/wholesaling-60-day-guide
Finally, consider talking to other folks who are wholesaling in your area. That's often a wealth of information you don't get from books.

@Vladimir Piersaint, try Network > Events right here on BP. You can also try one of the various meetup sites or even Craigslist. If you don't find one in your area, consider starting one of your own. I've heard of several that began with three people and grew to 50 or more.
By starting one, you gain the advantage of becoming a hub of sorts. That can lead to opportunities and exposure you may not have had otherwise.

Hi @Michael Babin. It seems to meet the 1% rule and it's a newer property, which tends to mean lower rehab and maintenance costs. However, @Steve Hall is right. There isn't enough information to give a proper assessment. Many factors contribute to the viability of a property beyond price and gross rents. Consider things like: overall condition, neighborhood, location (ex. is it in a flood zone), landlord/tenant laws, crime rates, parking, liens, etc.
To get a good general idea, try using the BP calculators. They give you a good framework for where to start. Also consider talking to other investors and property managers in the area. Often, that's your best source of information.

Good find, @Tenzin Gyaltsen! Denver is a tough market these days. We've looked there for the past couple of years, but couldn't make the numbers work. Even the outlying areas have dramatically increased in price. Glad to hear someone is making money with a creative strategy!

Thank you for your take, @Jerry Burns. It sounds like you have a lot more going on down there since our last visit. Honestly, we haven't spent much time in Pueblo West. It does appear most of the housing is newer and the prices seem significantly higher than Pueblo. Is it still possible to find something that will cash flow?

Thanks for your take, @Rick Thomas! It seems like Denver-proper is the epicenter of crazy prices down there. The further away you get, the more reasonable the RE. Although, our friends in and around Boulder may disagree (as well as some of the ski towns). In any case, it doesn't seem like the market can sustain those prices - especially as the population growth has slowed recently. In fact, I heard that several other counties added more new residents last year than Denver.
I'll be honest, one of my concerns about Pueblo is the crime rate. Violent crime is more than double that of the national average and property crime is nearly triple. Do you see much of that where you are? I know Pueblo West is a bit different, but we are looking at the whole area.

Duly noted, @Sam Dangremond. If it makes you feel any better, my wife is a CO native and all of her family is in the Springs. But we'll be sure to stay out of your way until you're done with the buying spree. :)
