I've got a cleared infill lot in Portsmouth, VA (about 2,500 sq ft, zoned URH, no HOA) that I'm looking to sell with creative financing. No recent survey, but it's buildable and could be a solid fit for a build-to-rent model.

Hey BP,
I’m looking for guidance on how to best approach the sale of a small infill lot I own in Portsmouth, VA. This is my first land deal, so I want to make sure I’m covering all my bases and maximizing my return.
The lot is owned free and clear, and it was originally part of a larger residential property I purchased. I’m considering either selling it outright or potentially structuring a seller-financed deal to help generate monthly income while I pay down some debt.
My questions:
- What info should I gather on the lot to properly evaluate its value and marketability? (So far, I have the tax-assessed value, zoning code, and lot size.)
- Are there any red flags I should watch for when it comes to selling infill lots in urban/suburban areas like Portsmouth?
- Would it make more sense to list with a local agent, sell direct to a developer, or market to buy-and-hold investors?
- Has anyone here structured a seller-financed land deal on a small lot? What terms worked best for you?

I’m KT, a disposition agent with New Western Realty, and I'm currently preparing for an exciting move to Raleigh, NC, in July 2025. I recently passed my North Carolina Broker's exam (excited!) and will be starting my post-licensing courses next month. I’m currently based in Denver, CO, but I’ll be relocating to Raleigh, NC in July 2025 to start working full-time as a disposition agent for New Western.
Since I have some time before my move, I want to get a head start on building my business and positioning myself for success in Raleigh. I’m looking for advice on how I can effectively start laying the groundwork while still being remote.
Specifically, I’d love insights on:
Building relationships and networking in the Raleigh market from a distance
Marketing myself and generating leads remotely
