The answer you're looking for is an emphatic YES!

Perhaps I don't understand your question - what type of insurance are you talking about?  If you are talking about home insurance your lender will require the property to be insured.

In your policy, mention that the Bureau of Justice Statistics show a high rate of repeat offenders.  Therefore, those with a criminal history are at a higher risk of committing crime than a potential tenant that has a clean history.

If you do decide to invest in a college town consider what your tenants want (predominantly):  low rent and fast internet.  

Consider that in your purchase / renos.  It doesn't need to be fancy but it needs to be clean, functional, and within walking distance of campus.  

Expect an average turnover of 2 years.

Have parents as co-signers as someone mentioned above.

Hey Ian, You don't need a six figure income to invest in Toronto but you do need a six figure down payment! Figure out what strategy you want to employ first and that will guide you where and how you'll want to invest.

Hey Kristopher,

Population and job growth are the main indicators we look for.  Also having a few anchors in a city help for stability (e.g. capital cities, sports teams, highly reputable colleges / universities).

Please add us to your buyers list.  We are looking at San Antonio to expand out to.
