Hey Matt, "as well as advice from relocating from Canada to the USA would be appreciated." Get your banking sorted out as soon as you get there. Try and work with a bank that has a sister arm in the us like RBC or TD. Even if you have stellar credit in Canada don't be surprised if you have to start at the bottom in the us. Get a nexus card Get your health insurance figured out. Even if your employer has a plan - find out what it covers as it's probably not 100% for everything. Sell your Canadian vehicles and buy new ones in the us. Even if a car was built in Michigan - if it was sold in Canada you will have to jump hoops of pages and pages of paperwork and fees. Talk to a cross border accountant re your tax situation. Good luck!

Folks, Let's try and help Daniel instead of criticize. Daniel, I'm assuming you have passed your inspection time clause? If not - cancel the sale due to failure of passing inspection. Unfortunately for you there is no "cooling off" period for real estate except for time shares. (Your chance to rescind your offer is based on your conditions). what evidence were you provided that the rent roll was what the seller made it out to be? I'd gather everything you were given and present it to an attorney.

If you decide to self manage then yes - being able to drive to your properties is essential.

We invest in both Toronto and the US.  

If you want strictly appreciation - stay with Toronto.  If you want any kind of cashflow you need to get out of Ontario.

Where in South Carolina are you looking? Check out Charleston if you haven't already. Lots of growth with new jobs coming, Panamax ships, and great cashflow.

Hey Tim, We are also based out of Phoenix but have decided to focus on another market as Phoenix prices have shot up dramatically over the past 18 months. We are now in Tampa. The returns are great and prices are still recovering. You might also want to take a look at Kansas City.
