Unless you are a US citizen or have a valid work permit / visa - you, personally, cannot legally work on your Buffalo properties at all.

I echo your comments.  We've moved our focus to several different markets outside of AZ for the time being.

Once the minimum wage hike kicks inflation up higher rents should follow suit.  Until then we are waiting on the sidelines before making any moves on new AZ property.

What's the loan amount you're looking for? It might. It be enough for the hassle of the loan. There's always the HML option.

@ Alexander Alguire PM and I'll send you my agent's contact. He knows the entire valley and knows what investors are looking for. Be forewarned though that you'll be hard pressed to find properties that will cashflow at this time in the market. However if you're looking for flips you can still find good deals.

Yoni, This may be obvious but is always good to check - Have you circled back to any properties you put an offer on but didn't get to see what they sold for? If asking was 300K, you offer 330, but it sold for 410 - there is your answer. I have seen a ton of properties sell for 125%, of asking in certain markets where inventory is as dry as Moore County, TN.
