I'm a buy and hold investor looking of properties in the Tampa / Clear Water area.  If you have any inventory in the 2/2 3/2, 800-1500 sqft, C+ areas, criteria I'd be interested.

After putting in numerous bids on reos and talking to other investors the general rule of thumb is 80% of FMV is about as low as you'll get in this market. Most banks are just sitting on properties letting them go to auction every two months until they finally sell.

Your post title is about investing in Oregon and AZ. I would suggest working one at a time. You don't want to spread yourself too thin. You can certainly do two markets say one is in a sellers market and the other is a buyers market - that gives you the flexibility to switch between the two - but avoid taking on both at the same time.

Hi Ryan, We are also new to the Tampa area. Different areas are best for different strategies. What are you looking to do? For example, our strategy is SFHs in C+ areas that meet the 1% rent rule and will appreciate an average of at least 3% / year. What we've found and per our agent - areas that are best for our strategy are Seminole heights, Carroll wood, and Brandon. Can anyone who knows Tampa concur?

Hi Presh, What type of property do you plan on buying? You might want to consider doing a house hack by buying a property for your primary residence and then renting or selling it later. This way you can finance the property through traditional means.
