We have several Air BnB's and we provide a bottle of red and white wine upon arrival. I go to Total Wine and get great bottles direct from wineries trying to get a foot hold in the store. The manager is awesome and always stashes ones he knows are great tasting and inexpensive. Typically $3 - $7 per bottle in a case. Guests love the classy touch which brings me to my point that a keg is not a classy touch at all. You could go to one of the local brewers and tell them what you are looking to do and they will offer you a deal and an invite to your guests for a tour. You always want to be the best in class, and it's easily done inexpensively!

Hi Nancy,

I currently own vacation rentals in St. Augustine and was wondering where the next meetup might be. I think you may have sent something out on VRBO and Air BnB some time back as well. Thanks!

Andrew, thanks for the feedback. I totally agree with you that there are not enough workers to fill jobs. It's because so many of us left because it's very hard to make a living after college in a "job". The Brunswick real estate market is being fueled by retirees who want a nice town with adequate healthcare to live in. I know Brunswick and every other mid coast Maine town because I own properties in these towns. I am a multi unit person and there is good demand but my demos have changed throughout the years. I hope Brunswick booms in the near future because the idiots on the town council were almost happy when the base left and that was a huge economic disaster. I won't bore you with my thoughts on the burst of higher education but Bowdoin is ripe for something bad to happen. When you look at prices and location it's just a matter of when. I hope I'm wrong but we will see. I am currently selling a multi unit / commercial property in Waldoboro if you are interested. Send me a PM and I can give you the scoop. Take care! Best Regards, Eric

I'd guess a non-scenic house would rent for 1200ish/mo. Be sure to make LLC and legal docs with a lawyer before doing business with family, everything must be in writing just like with a stranger to help ensure family harmony...Maybe you should rehab and flip the house and buy something more urban to rent that is more likely to cash flow?

Dave, I am from Brunswick originally and still spend summers in Maine. The employment numbers in Maine have been in decline for years. I am not being a jerk but the above statement can easily be refuted. Now, anybody can make money in real estate in any market, but the Brunswick area has never really recovered from the loss of the base. It's being fueled by retirees. There are no new companies or employment opportunities coming to Brunswick any time soon.  Anyway, just wanted to add my two cents.

Thanks,

Eric

Thanks Ryan! I would love the opportunity to grab coffee with you some time when I'm up there. If you have any pointers on a property that I want to market in Waldoboro I would love your input. Take care!

Great opportunity for an investor or owner to purchase a historic property in Waldoboro, Maine where President Eisenhower spoke. It's a 3 story colonial built in the 1860's and has been added onto. It is currently used as a duplex with great cash flow and is zoned Shoreline Commercial. Rental revenue is currently $1550 per month if you want to keep it as is.

It has 3 floors and a basement / cellar with all space it is over 3000 square feet. It also has a 2 car garage / outbuilding with electricity. I have been approached by a coffee shop owner, micro brewer, chiropractor, restaurant owner, and others as a possible location. I wanted to convert it to a micro brewery but I have other interests elsewhere. The town has it valued at $193,000 so I'm selling below market.

The building has newly installed propane heaters and a new roof of 5 years. The property boasts a beautiful circular staircase that is stately to say the least. Please refer to the pictures.

I am not interested in owner financing, lease option, etc. I have been an investor for several years so I know every phone tactic there is. Sell price $149,000

Great opportunity if you want to start your business, own a great cash flowing property, or renovate and live in it. Please text me if you are a serious buyer 904-377-7173. Thanks!
