@Jason G. I have to say I’m stunned by the other responses on repairs. There is no way you will only be at 5% in repairs. Even if it is recently rehabbed what is the original built date? My multis range anywhere from 11% - 27% depending on the age and tenant makeup. It sounds like you won’t be in the best area so I would shoot hi and adjust lower if need be. It’s always the hidden repairs that you never think about. Good luck!

Airbnb has removed the cohosting feature, and I have been exploring the possibility of scaling a Co-Host company in certain markets we are in. Anyone currently running a Co-Host company? Any thoughts on scalability? Thanks!

@Carl Hebert thanks for the info, and no there is not a common area. Each unit has their own entrance directly into their unit. The basement is part of one unit’s leased space. I have gotten some bids and they are all over the place. I’m originally from Maine, but I get a huge kick out of contractors that see I have a Florida address. If I give them my Florida address it’s double if I give them my Maine address. Pretty sad, but I’m use to it at this point. How’s the rental market in LA? My properties are down in the mid coast area, but I look in LA and it seems like the numbers work. Take care!

@Seth Williams that's a given for sure! The best part is that they are 40% below market and 70% below on STR. Life is good!
