Thanks Sue. Yes it's in CA. I gave the tenant a 60 day notice on 8/1 but I will check out that book for the next tenant. Thank you.

update! I am pleased to report that they were satisfied with the steps I have taken, and did not fine me.

I am brand new. However, this is a problem tenant and I don't want to stir the pot with him.

Because I want this tenant to move out without any problem, I am not going to enforce it or even tell him about it. I just want the move to be amicable.

hello. I have a meeting with the hoa tonight in which fines might be assessed against me for noise made by my tenant. It happened repeatedly and I talked to him about it each time. Most recently when it happened I gave him a 60 day notice. Aside from the facts above, is there anything else I might want to bring up to avoid a fine? Thanks.

Do you think there is any value in buying a house in the mid 100s in a nice Wilmington neighborhood and renting it out? I am in SoCal so it seems like a good deal. I have family in Wilmington who could help me as to locations, maintenance, etc. Thanks
