the truth is, there are other reasons. I need to renovate to try to get more cash out of the property for family reasons. Acceptable to just say that?

Hi! This is my first post. I have to give a tenant in a condo a 60 day notice to quit in California. I know I am not required to give a reason, but I am being asked for one. I don't want to stir the pot by telling the tenant about the ongoing HOA complaints (long story). I plan to renovate and re-rent. I don't know what to say to the tenant. Please advise!! Thank you.
