Congrats on passing the exam!
I'm with Keller Williams Brentwood, and I could not be more happy. We are very team oriented, and you won't find a better culture than KW. A big part of the culture is investing. Gary Keller wrote Millionaire Real Estae Investor and a big emphasis is put on growing not only our real estate business, but also being investors ourselves.
It is also one of the best training programs for new agents. They really work hard to get new agents into production and to "cap" so they are getting 100% of their commissions.
Please reach out if you have any questions on KW, and I'd be happy to put you in touch with my team leader.
Post: Q! All cash purchase out of state or financing to buy in SoCal?

I would say you should look at your goals and what you want to accomplish in the short and long term. If you want cash flow and want a lot of houses quickly and don't care about anything else or want to be 100% passive then 30k houses could be the way you should go.
For me I'm not a fan of the 30k house. I'm not building wealth with those houses. I'm going for good cash flow in an area you know nothing about on a street you know nothing about working with a property manager you know nothing about. I'm actually taking more risk even though I have less money on the table
In my biased opinion 1 property in SoCal, in even a C class neighborhood, will add more wealth and net worth to my portfolio than 100 30k out of state properties.

The new agent training is called Ignite, it is 2 hours 5 days a week for 5 weeks of in classroom training (if I remember correctly). Everything from contracts to open houses to lead generation.
You will also have a Productivity coach who you meet with one a week one-on-one the first month or so, and then either once a month or as much as you want. They are your go-to hand holder for everything. You will have them for at least your first 3 deals.
There are no deadlines for getting into production, it is your business, so it is up to you.
There are also other classes during ignite, and after there are tons of classes through MAPS for all different levels of production. Some are group coaching, some online, some call-in. I just took a call-in class called language of sales and it was amazing.
